  • Comfort – Living in your own home gives you a measure of comfort and feeling of contentment that rentals won’t give you especially if you have a family with kids. You do not have to move from one apartment or neighborhood to another due to increase in rent or security issues. The home is yours to design and decorate to your taste to give you the comfort you desire. You can attach permanent fixtures, add or remove at will.
  • You save costs – Even though it may not look like it in the beginning, but home buying is cheaper than renting in the long run. Besides, you pay a fixed mortgage rate instead of rents that are bound to increase over time. The volatility of the real estate world does not affect you. It rather gives you a hedge against inflation.
  • Increase in Net worth and Self-worth – Owning your own home adds to your net worth. It is an easy way to build wealth. It also gives you a sense of worth and accomplishment not to mention the joy and peace that comes with it.
  • Less Tax – Real estate taxes are deductible, helping you to actually save more while you are buying a home.
  • Security – When you buy and live in your own house, you have greater security. Your roots are well planted and you become a member of your community, participating in their activities. You will cease worrying about rent increase and eviction.
  • Forces You To Save – Apart from having to save for the 20% down payment, you are also forced to save monthly for the mortgage. This enhances financial discipline.
  • Freedom to sell or rent – You are your own landlord, therefore, you can decide to rent part of your home or sell it off if you realize the real estate market will favor you at that point. The value of your home will probably appreciate over time, so you are in gain.
  • Asset For Your Children – Your children stand to benefit a lot from your personal home. You give them short and long term stability. Your home is a great investment that you can bequeath to your children when you pass on.
  • Take Advantage Of Buyer’s Market – There is no rush, you can take your time to choose the home most suitable to you. No need to settle for less, rather ask for more. It is time for you to own that dream home of your choice and add or remove whatever you want from it.

Home buying affords you various personal experiences and accomplishment like nothing else. So go ahead to save, buy and potter around your home.

TOP ROOMS THAT IMPROVE THE HOME VALUE OF YOUR HOME

If you are thinking of sprucing up your home in order to improve its value in the real estate market, bravo. You should also know that there are certain parts of your home that will add greater value to your home. Therefore, your home improvement strategies should focus on these rooms.

Naturally, certain rooms are more useful and attractive to home users. This maybe because of their utility value or because they are open to visitors’ scrutiny. Either way, these rooms will provide greater returns, and they are where your renovation should concentrate.

  • The Kitchen – A state of the art, attractive and spacious kitchen is bound to make a positive statement about your home. You may want to upgrade your kitchen to modern standards, de-clutter it or make certain structural changes. You can repaint it, add tiles and stainless steel appliances, or improve on the cabinets and countertops. This is vital for buyers, renters, inspectors and real estate agents. Kitchen is probably among the most important part of a home even for those that hardly cook. It will easily add value to your home. Better still; create an open-plan kitchen to give room for personalized designing.
  • Sitting/living room – This is the first point of call in most homes. It is where visitors are entertained, where the first impressions are created. No one would want an unattractive and out dated sitting room. It has to be beautiful, interesting, classy and spacious. If it can offer beautiful view of the outside world, that’s even better. You can add some impressive features to it, refurbish fireplaces, update the central heating, change windows and doors using more glass, and improve on the interior décor, lighting, banisters and rails. These will add to the aesthetic value of your home.
  • The bathroom – Another important room you need to spice up is the bathroom. A dilapidated, unhygienic and ancient toilet and bath is a huge turnoff. Upgrade and redesign your bathroom to be attractive, fresh looking and efficient. Ensure that the plumbing system is in order, renew the sanitary wares, add tubs and showers, replace old floors with heated vinyl or tile floors, add aesthetic mirrors. Good lightinneonbrand-381374-unsplashg system achieved with natural light and wall mounts boosts the beauty of the bathroom. Above all, let the number of bathrooms be commensurate with the number of rooms. This will add value to the home.
  • Master Bedroom – The master bedroom is an important room to consider when trying to add value to your home. It should be like a retreat home, a safe haven for the user, fashionable and appealing. The bedroom should be welcoming, tranquil, with beautiful lights and colors. Storage space should be roomy and organized. Avoid cluttering the room though an aesthetic vanity/reading table and matching chair is necessary. The master bedroom should be comfortable enough to offer solace and means of escape.

While trying to improve the value of your home to enable you sell or rent it out, you need to put yourself in the shoes of the buyer or renter. Everybody likes beauty, class and distinctiveness. But it all has to be practical to be effective and useful.

  • Conversion

You only have a few minutes in person or online to seal the deal. Tips and Tricks to Keep Your Home Clean and Organized

You need your house to look its best when its on the market, but you still have to live there. Use these tools and tips to make your home show-worthy at a moment’s notice (without losing your mind). Cut down on clutter and on the time it takes to make your home shine—from the entryway to the powder room.

canstockphoto0485136

Tips to Keep the Entryway Neat and Tidy

Your home makes a first impression the moment you open the door, so follow these cleaning hacks to make sure that the impression you make is the right one.

  • A place for everything. If your crew dumps coats, shoes, backpacks, keys, and mail in the entryway, give each of those items a home. Add hooks for coats, purses, and backpacks, set up a landing spot for shoes, and add a mail organizer to corral letters, bills, and other important documents.
  • Catch dirt early. Place a floor mat on the outside and the inside of your front door and get the whole family into the habit of wiping shoes on both before they set foot in the rest of your home.

Tricks that Keep Your Living Room Warm and Welcoming

When someone looks in on your living room you want them to be able to imagine themselves sitting back and relaxing. Don’t let dust and clutter interrupt that peaceful vision—use these tricks to keep your living space serene and inviting.

  • Don’t skip the commercials. Use this time to tidy up knickknacks, wipe down tables, and dust the blinds. You can make a family game out of it, with the prize going to the one who gets their commercial break chore done fastest.
  • Fluff pillows every night. You always turn off the TV before bed, so why not add fluffing pillows and cushions to your nightly habit? If you use blankets, fold them up and put them away in an attractive basket or ottoman that doubles as storage.
  • Catch clutter. Place baskets or bins in strategic places where toys, remotes, and other odds and ends tend to gather. Whoever leaves the living room last is in charge of scooping up those items and getting them out of sight in the designated container. If things belong in other rooms, make sure you assign someone to put things back in their proper place at least once a day.

Hacks that Make Your Kitchen Shine

We all know the kitchen is where everyone tends to gather. Make sure yours looks the part with these daily habits and cleaning hacks that will make it sparkle.

  • Wipe it down. Every night after dinner take a few extra minutes to wipe down the counters and table. Make it even easier with disposable wipes that you can grab, use, and toss with no extra maintenance.
  • Keep the table set. If your brood tends to use the kitchen table as a catch-all for things like bags, homework, and magazines, deter them with a beautifully-set table. The effort it takes to put plates in place (and occasionally dust them off) is far less than the time needed to sort through a week’s worth of discarded items.
  • Do the dishes. The last thing any of us wants to do after a long day is take care of the dishes. But loading the dishwasher and hand washing those few delicate items really only takes a few minutes—and you’ll feel so happy you took the time when you wake up to a nice, clean kitchen the next morning.
  • Clean the sink. After your nightly round of dishes, go ahead and wipe down the kitchen sink. Daily maintenance will keep your sink from staining and will eliminate any potential unpleasant smells that sitting gunk can cause.

Shortcuts to Keep Your Bathroom Nice and Rosy

Bathrooms can be the dirtiest spot in the home, but there’s no reason yours should be. Start using these shortcuts and your bathroom will smell like a rose every day.

  • Hang it up. Make sure you have enough rods and hooks for towels and robes—and get everyone in the habit of hanging both up immediately after use.
  • Clean as you go. Mornings are hectic, but you’ll feel better if you leave for the day knowing that every bottle, tube, and brush is in its rightful place. Make it a habit to clear up everything you use in the morning so you don’t have to worry about rushing home to take care of it if your home gets scheduled for a showing.
  • Wipe counters nightly. After washing your face and brushing your teeth, end your evening routine with a quick wipedown of the bathroom counters. And just like in the kitchen, use disposable wipes if it makes this task easier.

Habits that Make Your Bedroom a Sanctuary Every Day

If you’re like me, the bedroom is often the place where discipline goes by the wayside, but you can’t afford that luxury when your house is on the market. These small habits can make a big difference in keeping your bedroom a place of rest instead of a catch-all for the castoffs of the day.

  • Make your bed. Turns out Mom was right—making your bed each morning helps you set the tone for the day. This is one simple task that only takes a few minutes and sets the tone for the entire room.
  • Put clothes away. It’s too tempting to throw discarded clothing on a nearby chair or other handy spot, but those throwaways tend to turn into unwieldy piles fast. Stop the madness and take a few seconds to either hang or fold clothes, or throw them in the hamper instead.
  • Hide under the bed. There is likely unused storage space under your bed. Use this extra spot to keep seasonal clothes, overflowing shoes, or other household schreck out of sight.

Showing your home is stressful enough without the constant worry of keeping it spic and span at all times. Use these helpful cleaning hacks so you’ll be ready to impress potential buyers, even at a moment’s notice.

Top Rental Places for Skiing and Snowboarding in Utah

canstockphoto15785659Winter in Utah means access to some of the best skiing and snowboarding anywhere on the planet. And you don’t have to be a lifelong winter sports enthusiast to get in on the action. Whether you’re new to the area, new to winter sports, or simply don’t like to travel with all of your gear—we’ve got the hookup you’re looking for to rent the equipment you need to hit the slopes.

Tips for Renting Ski and Snowboard Equipment

Renting equipment is a great option if you’re traveling or new to downhill winter sports. Fortunately, Utah has plenty of reputable places to find the gear you need for a great day enjoying the Greatest Snow of Earth. But before you get in line, here are a few tips that will ensure a quality ski rental experience.

  • Make sure the boot fits—One of the biggest mistakes people make when renting winter sports equipment is asking for the wrong size boot. Boots that are too big can lead to bruised toes and other injuries that may cut your fun short. Any responsible shop will take the time to measure you to guarantee the proper fit.
  • Be honest—You’ll have the best time if you’re skiing on a package that matches your physical needs and level of experience. Don’t worry about being a novice—when you ski or snowboard on the right setup you have a better chance of growing and improving. Be honest about your ability, weight, and age so the expert helping you can recommend the right equipment.
  • Take it slow—Many people are in a rush to pack in as much winter outdoor adventure as possible. This leads to impatience and sometimes rude behavior at the rental counter. Slow down and give yourself time to ensure the proper fit and level of equipment that you need. Rushing through the rental process can easily lead to frustration or even injury on the slopes. And if you’re polite and patient with the expert helping you, they’ll give you the best service they can, which equals a better day out in the powder.

Great Places to Rent Ski and Snowboard Equipment in Utah

This local shop is in the heart of downtown Salt Lake City, and they’ve been helping people hit the slopes for the past twenty-five years. When you reserve online, you can save as much as 25% off your total rental.

AJ Motion Sports

If you’re looking to hit the resorts in Big or Little Cottonwood Canyons, AJ Motion Sports’ Sandy location is the ideal spot to find the gear you need to have a great day in the snow. They recently added a location at Solitude for even greater convenience.

Aloha Ski & Snowboard

When it comes to renting gear in Park City, Aloha’s eight locations can’t be beat. Not only do they have a Main Street storefront, but they also make ski and snowboard rentals easy at several local resorts—and be sure to ask abotu their ski valet service.

Alpine Sports

Featuring a custom boot lab, Alpine Sports offers first-rate service to help you get the most out of your Utah ski experience. Located in Ogden, Alpine is the ideal choice for those looking to hit Powder Mountain, Snowbasin, or Nordic Valley resorts.

Diamond Peak

Nestled in the heart of Ogden’s ski resorts in the sleepy town of Eden, Diamond Peak is known as Ogden Valley’s premier rental shop. If you can’t wait to get on the slopes, go straight to their shop located at Powder Mountain.

Skiing and snowboarding are a great part of life (or vacations) in Utah. Make sure you enjoy the slopes to their fullest with the right ski and snowboard rental.

Wow Potential Buyers With These 6 Holiday Decorating Tip

canstockphoto414601791. Downsize the Holly Jolly
A village of billowing blow-up holiday characters and flashing lights synchronized to your favorite carols are a lot of fun. But that much festivity can blind potential buyers to the more understated charm of your house. When you’re selling during the holidays, go for simple decorations and smaller displays that complement your home’s overall appeal. Make sure that the size of trees or piles of presents don’t get in the way or obstruct buyers from seeing your home’s finer details.

2. Show Off Architectural Features
The holidays are a great time to add accents that draw attention to special features of your home, like an intricate staircase or charming arched doorway. Rather than burying these in swaths of greenery and garland, try simpler touches like a fresh bunch of mistletoe at the top of the arch—or a collection of jingle bells and a satin bow at the bottom of the stair rail.

3, Coordinate Colors
Look to the pallette of your home for cues when it comes to holiday decorating. You don’t want a clash of holiday decor that creates disharmony. If you’re unsure, opt for natural accents like greens, wood, and flowers. Another safe bet is metallics. Emphasizing these neutral holiday color schemes can be more flattering to your home’s overall decor than garish red and green that seems out of place.

4. Make it Smell Like Christmas
Don’t stop with the visual when it comes to putting on your holiday best. Nothing makes a house feel like home more than the inviting scents of spiced cider, freshly-baked cookies, or a crackling fire. If you don’t have the time to create the real thing, fake it with candles or a scented oil diffuser on each floor of your home.

5. Evoke Holiday Classics
Stick to traditional elements of the season like holly, evergreen boughs, lush ribbons, and bells. Consider a tasteful theme based on a carol or classic holiday tale. These familiar symbols of the season will help inspire sentiment in buyers and transport them back the magic they felt during the holidays growing up. Avoid overdone Disney or other pop culture holiday displays that are less likely to help your buyers visit Christmas Past.

6. Don’t Forget the Curb Appeal
As stated earlier, don’t go crazy in the front yard. But it is smart to add tasteful holiday accents to the yard, porch, steps, and roofline. Stick to simple lights of one color and avoid flashing and blinking. Select a classic evergreen wreath or folksy holiday symbol like a wooden or tin star for the front door. For the finishing touch, line the walkway with luminaries or lanterns to create a warm, holiday glow that makes potential buyers want to see what’s inside.

Decorating for the holidays is one of the joys of the season, and you shouldn’t have to skip this pleasure because your house is on the market. Just keep these six holiday decorating tips in mind, and you’ll have buyers beating down the door to see more of your holiday home.

  1. Credibility

Consumers interested in your business can tell the difference between amateur and professional photography. Top notch photography can keep you competing with large online businesses. Inferior photos and images will bounce visitors from your business and website to one with quality photos. Professional images also help with establishing your credibility by showing potential customers that you are willing to invest in your company’s image.

  1. Exposure/Publicity/Awareness

Use your professional images to lure in consumers and keep them interested. Others, especially competitors, will notice your quality photos. Once noticed, people will ask you to share your images on social media, magazines, blogs and news articles. This generates free publicity, increased exposure and awareness.

  1. Let Your Personality Shine

As it turns out a picture is not worth a thousand words, it’s worth so much more. A valuable photo helps depict you and your business. Potential clients investigate to see who they will be dealing with and you don’t want them to be disappointed. So what are you waiting for? Hire a photographer to take head shots of you and your staff today!

  1. Inspires Imagination

Photography can get your own creative juices flowing. It can inspire new ideas and encourages you, your staff and clients to look at things from a different perspective. Get inspired today and start thinking outside the box.

  1. Relieves Stress

Whether you have calming images in your office or are taking photos yourself, photography is a great way to relieve stress. Taking a break from that all-consuming problem to focus on that perfect picture gives you a much needed break. Don’t worry the problem will still be there, but you will be more ready to tackle it head on.

  1. Conversion

You only have a few minutes in person or online to seal the deal. People are going to base their decisions in part on the quality of the images they see on your website, marketing materials and in your office. The higher the quality, the more likely you are to convert potential consumers to buyers or clients. Professional photos can provide accurate representations of your products and services which will foster confidence in potential clients.
